SRV Kinnisvara will develop a modern housing estate at the Emajõgi River
SRV Kinnisvara is developing the Jõekaare housing estate on the west embankment of the Emajõgi River in Tartu, on the territory of the former industrial plant of Tarmeko. In total, the new housing estate will have 9 apartment buildings, 7 of which will be located on the property owned by SRV Kinnisvara and 2 on the property owned by the City of Tartu. The construction of the first building starts this summer. Apartments can be booked starting from the day after tomorrow.
The modern architectural solution of the Jõekaare housing estate was born as a result of international competition. The architectural tender organized in cooperation with Tallinn City Government attracted six architectural bureaus. The tender was won by an Austrian architectural bureau Atelier Thomas Pucher & Bramberger Architects. “Their solution was the best at meeting the set criteria: to create an integrated living environment that would be in sync with the surrounding area, impressive externally and people friendly,” said Indrek Toome, member of the supervisory board of SRV Kinnisvara.
”We are happy that real estate developers, desiring to get better solutions, are increasingly interested in organizing architectural tenders and inviting foreign architects to participate,” said Tiit Sild, Tartu City Architect, adding: “Jõekaare will enrich Tartu with modern European architecture. It will also help to make the city environment more people friendly as the industrial zone will be moved away and the city residents will gain the Emajõgi area with a beautiful view.” In addition to residential buildings, there are plans to build a riverside café and a boat harbour.
Jõekaare housing estate is located near the city centre between the Turu Street and the Emajõgi River. The 2.7 hectare area will have a total of 9 apartment buildings, 7 of which will remain on the territory of SRV Kinnisvara. The buildings will have 8 floors, with parking lots on the ground level. Every building will have 42 to 48 modern apartments. The buildings’ architectural design is marked by a stylish external appearance, large windows and balconies that give the apartments sufficient light and offer an excellent view. Starting from the fifth floor, the buildings expand, ensuring spacious building division. The residential area includes special gardening and green areas in yards such as specially formed hedges, gardens, walking areas and a separate children’s playground.

The buildings of Jõekaare will be erected in phases. Connecting roads, green areas and other infrastructure will be developed simultaneously by autumn 2007. The construction of the first building at Siili tn. 6 begins this summer and will be completed by summer 2008. The building will have 42 apartments with 1 to 4 rooms with a floor area of between 35 and 105 m2. Apartments can be booked starting from the day after tomorrow.
